Why Tampa homes grow mold after a leak
The EPA says there is no practical way to get rid of all mold and mold spores indoors, and that molds can grow on wood, paper and carpet. So moisture decides it. Tampa supplies that in quantity: about 49.5 inches of rain a year on average. Then 2024 added record water levels at two Tampa gauges during Helene, and more than 16 inches of rain at one Tampa-area gauge during Milton.
The EPA's advice is to clean and dry wet materials within 24 to 48 hours. The EPA also says paint applied over moldy surfaces is likely to peel, so paint is not a fix.

Florida's rules, in plain words
The 10 square foot line
State law defines mold assessment and mold remediation as work on growth of more than 10 square feet. The DBPR licenses the people who do it.
Testing and removal stay apart
A mold assessor generally may not remediate a structure it assessed within the last 12 months, and a remediator may not assess one it remediated. Certain Division I contractors are an exception to both rules.
Check the license
Ask for the number, then look it up on the DBPR's website before you sign anything.
Before the specialist arrives
- Stop the water if you can do it safely. Mold comes back when the source stays.
- Take photos of the spots, the stain and anything that got wet.
- Keep people with breathing problems out of the room. The EPA says mold can cause allergic reactions and asthma symptoms.
- Ask the specialist before running fans on a moldy area, since moving air can spread spores.
This line does not give mold removal instructions. Read more in mold after water damage, or see the main Tampa water damage page.

About this line: Dominion Water Damage is a free phone line, not a restoration company. It answers your call and connects you with an independent local water damage restoration company, which inspects, quotes and does the work, and which you pay directly. Companies may pay a referral fee. You never pay the line. See how the line works.
