Miami Gardens at a glance
Miami Gardens incorporated on May 13, 2003, as the 33rd city in Miami-Dade County, taking in formerly unincorporated neighborhoods including Carol City, Norland, Lake Lucerne and Andover. It had 111,640 residents in the 2020 census, covers about 19 square miles in the north-central part of the county, midway between Fort Lauderdale and Miami, and sits about 10 feet above sea level. It is Florida's most populous city with a majority African American population, and it is home to Hard Rock Stadium.

What the city tells residents about flooding
The hazards
The city lists rainfall from tropical storms and other weather systems, hurricanes and other heavy rain events as its flood hazards.
Insurance
Standard hazard insurance on properties does not cover flood damage, the city notes. A flood policy is separate, and FEMA says new NFIP policies typically wait 30 days to take effect.
The 50 percent rule
The city's floodplain ordinance includes what it calls the 50 percent rule. If your home is badly damaged, ask the city how it applies before rebuilding.
Getting help in Miami Gardens
From the neighborhoods off the Palmetto Expressway to the commercial corridor along U.S. 441, Miami Gardens is a city of homes and businesses. Common water damage calls are the same as anywhere: a pipe under a sink, a water heater, an AC drain line, a roof that let go in a storm, or rain that came in under a door. Say which when you call, and whether water is still coming in.
Say you are in Miami Gardens, the neighborhood, and what happened.
