Water Damage Restoration in Homestead

Miami-Dade's second-oldest city, about 3 feet above sea level between two national parks, devastated by Hurricane Andrew and growing fast since. Call any hour to be put through to an independent, locally owned restoration company.

Homestead: low ground, fast growth

Homestead incorporated on February 8, 1913, making it the second-oldest city in Miami-Dade County after Miami. It lies about 26 miles southwest of Miami, between Biscayne National Park to the east and Everglades National Park to the west, at about 3 feet above sea level. It is a major agricultural area, and it has grown fast: from 31,909 residents in 2000 to 60,512 in 2010 and 80,737 in 2020, with 26,357 housing units counted in that last census.

The storm that shaped Homestead

Hurricane Andrew made landfall near Homestead on August 24, 1992, as a Category 5 storm. In Homestead, only 9 of the city's 1,176 mobile homes were still standing afterward. Most of the roughly 2,000 buildings at Homestead Air Force Base were severely damaged or unusable. Across Miami-Dade, 25,524 homes were destroyed and 101,241 damaged. The statewide Florida Building Code that took effect by 2002 traces back to the lessons of that storm.

Later storms have brought water too: Hurricane Katrina caused flooding in Homestead in 2005, and during Irma in 2017 the South Dade Center farmworker housing flooded and residents went about a week without power.

What the city says about flood risk

Four flooding sources

Heavy rain that overwhelms drainage, tidal flooding of low-lying coastal areas, storm surge, and canals pushed past capacity by prolonged rain. The city adds that heavy rain can also cause urban flooding.

A 26 percent chance

Structures in a special flood hazard area face about a 26 percent chance of flooding over a 30-year mortgage, and the city warns that properties outside those areas are not safe from flooding either.

Permits for repairs

The city requires permits for new construction, repairs, additions, regrading, fill and tree removal, and new or substantially improved buildings must have a finished floor one foot above the base flood elevation.

Flood insurance discount

As a Class 7 Community Rating System community, Homestead residents get a 15 percent discount on flood policies in special flood hazard areas. New policies have a 30-day waiting period.
